Connections for services including the mains sewer are nearby.
The local shop and primary school are within a couple of miles of the sites.
General Information
The sites are situated in stunning setting right at the end of the Nesbister side road close to the Böd of Nesbister, a popular rural location enjoying great views over Whiteness Voe, yet still conveniently situated within easy reach of Lerwick just 10 miles away. Click here to see a location plan.
Amenities in the area include a local shop about a mile away on the main Westside Road (just past the Nesbister / Wormadale junction), a primary school about a mile further on at Whiteness, plus a second shop with post office & fuel at Weisdale, a mile past the school. The Westside bus service to Lerwick stops at the Nesbister / Wormadale junction.
Outline planning permission (Ref: 2023/253/PPP) was granted for the first two sites in December 2023. These two sites which extend to just over ¼ acre or thereby, slope gently down from the access road and enjoy a sunny westerly aspect and fine open views across the voe.
The third site (3) extends to over ¼ acre and has detailed planning permission for the construction of a 1½ storey detached house (Ref: 2022/076/PPF), the proposed accommodation comprising a spacious open plan lounge / dining room / kitchen, bedroom, shower room & utility room on the ground floor, plus a lounge, bedroom, and toilet upstairs. Heating would be by an air source heat pump. Alternatively, a fresh application could potentially be submitted for a different design although prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly. If desired this site could be extended to include the remains of the old croft house, outhouses and yards to provide extra garden ground, exact boundaries to be agreed with the seller.
Full details of the planning permissions including plans can be found on the council’s website at:-
https://pa.shetland.gov.uk/online-applications/ (quoting the planning reference). The purchasers of each site will be responsible for complying with all planning conditions.
All three sites are accessed via an existing tarred road. Note the gate on the road will be removed and the sides of the road fenced to provide full unrestricted access. The public sewer runs just to the west of the sites. Each site purchaser would meet their own costs for a sewer connection. Water & electricity services are nearby and connection costs for these services would be shared between the three sites.
Property location
To reach the sites take the main Westside Road towards Whiteness & Weisdale, turning southwards to Wormadale & Nesbister opposite the bus stop at the bottom of the hill at Wormadale. Cross the cattle grid and fork immediately right to Nesbister passing a row of semi-detached houses. Follow the road down and around past the houses at the head of the voe and continue southwards right to a turning point at the end of the road where you will find a gate which leads straight on to a private tarred access road leading to the three sites (the gate will ultimately be removed). The first two sites are on the right immediately after the brown timber house. The third site is a little further on, immediately ahead of you as the road curves around to the right. Please ensure gate is kept closed at all times.
